Have a play with the numbers before you talk to anyone. None of it is financial or legal advice, and when you want a real number for your situation, we are one call away.

Every tool here gives you a real estimate. When you want the real number for your situation, Mackenzie and Dan will run it with you, evenings and weekends included.
First-time buyer help
There is more available than most first-time buyers realise, and some of it has to be claimed before closing. Here is what applies in Ontario right now.
Land transfer tax rebate
Ontario refunds up to $4,000 of land transfer tax for eligible first-time buyers. On a typical London price that wipes out most of the bill. Your lawyer claims it at closing.
First Home Savings Account
The FHSA lets you contribute up to $8,000 a year to a $40,000 lifetime cap. Contributions are tax deductible and withdrawals for a first home come out tax free.
RRSP Home Buyers' Plan
Withdraw up to $60,000 from your RRSP toward a first home without immediate tax, then repay it over 15 years. It can be combined with an FHSA.
Amounts and eligibility rules change. Confirm your situation with your lender, accountant or lawyer before you count on any of these. Nothing here is tax or financial advice.
Numbers are just a starting point.
These all work off averages. Your street, your place and what else is for sale this month are what really set the number, and that part needs a chat.
